Communal and Professional End of Tenancy
02 Jun 2025

Keeping communal areas clean and well-presented is a key part of successful property management. Whether it’s an apartment building in Manchester or a housing development in Cheshire, professional cleaning helps maintain property value, supports resident satisfaction, and ensures a safe, hygienic environment.

At Form Communal, we specialise in delivering cleaning services for residential blocks and other properties across the North West, with bespoke packages tailored to your buildings.

What is communal cleaning?

Communal cleaning covers all the shared internal and external spaces in a residential building – from foyers and corridors to bin stores and car parks. Hiring a dedicated team ensures that buildings are looking their absolute best for your residents.

We’re experienced in working across a wide range of developments, from new-build city blocks to housing estates. With over 20 years in the industry, our autonomous team can be left to get the job done, taking a big chunk of management stress off your shoulders.

Why choose Form Communal for property cleaning services?

We’re founded by an experienced property manager, so we know exactly what’s needed to keep your buildings running smoothly. Our teams are –

  • Fully trained and equipped to work with professional-grade cleaning equipment, including scrubber dryers, carpet cleaners, and abseil window rigs;
  • Available on a flexible basis – whether you need full-time caretakers on a regular cleaning rota or a one-off deep clean;
  • Able to work white-label, wearing your building’s uniform and operating as part of your on-site team.

Our services don’t stop at cleaning. We can also take care of maintenance, waste, grounds and more, all in-house – so you don’t have to stress over finding another contractor.

Eco-friendly communal cleaning

We take sustainability seriously, and offer eco-friendly cleaning solutions like OdorBac, which is 100% biodegradable, non-irritant, and non-carcinogenic. The packaging is made entirely from recycled plastic, with containers being re-used again and again.

Choosing eco-friendly products doesn’t mean compromising on results. Our clients benefit from spotless cleans, improved air quality for residents, and peace of mind that their building has reduced its environmental impact. But don’t take it from us! –

“In addition to their exceptional cleaning services, Form also impresses us with their commitment to sustainability and eco-friendliness. They utilise environmentally friendly cleaning products and practices, which align with our company’s values and contribute to a healthier work environment for our residents.”

FAQs

How often should communal areas be cleaned?

This depends on your building’s size, occupancy, facilities and amount of traffic it receives. For most apartment blocks, we recommend at least a weekly visit, with high-footfall buildings benefiting from more frequent cleans.

Can you clean bin stores and waste disposal too?

Yep, we can include these as part of your regular cleaning schedule or as a separate one-off job.

Do you offer white-label cleaning?

We do! Our team can wear your building’s uniform or work under your brand. We find this is really helpful for premium developments or portfolio-wide contracts.

Is eco-friendly cleaning worth it?

In a word – yes. Not only are our products better for the environment, they’re also safer for residents (especially children and pets), and just as effective as traditional cleaning chemicals. As the world becomes increasingly environmentally conscious, it’s always good to have peace of mind that your building is operating more sustainably.

What makes Form Communal different?

We know what’s important to property managers, because we’ve been there ourselves. Form was founded by someone who’s worked the job personally, so we understand what it’s like to juggle suppliers, contractors, and a long to-do list, whilst keeping residents happy.

The heart of our offer is simple: to make your life easier. Our teams are reliable, proactive and trained to flag any issues they spot while on site, meaning we can prevent issues before they have chance to arise. You won’t need to chase us, and you’ll always know what’s been done.
